This reference guide is an easy tool to use. The book has sample forms (in the book and on a CD-ROM) to get you started in customizing your own lease/rental agreement that complies with laws in the state you reside in. Writing my own leases from scratch was the most difficult part to have ready before renting to a tenant. The forms in the book are thorough and easy to adjust. It includes a landlord-tenant checklist that inventories the condition of the rental property at the time of occupancy. This is important documentation to have when the tenant moves out and you must return the deposit. It's a great guide for any landlord new to renting and for those who just want to be sure they are in compliance legally.
With the way information becomes rapidly outdated, I especially like the free legal updates that Nola will provide. How much better can it get?

As with all Nolo legal guidebooks, Leases & Rental Agreements is very informative. If you're in need of a lease or rental agreement and advice on state rental laws, this product is a smarter way than altering any lease agreement you can find to lease a property without paying a lawyer. Leases and rental agreements are on the CD and the book has many tear out forms to use. Also, included is a reference guide to state laws.
It would only be an improved product for the landlord if Nolo combined Leases & Rental Agreements and Every Landlord's Guide to Finding Great Tenants since leasing a property requires both to be successful

Unless you know what you're doing, leasing a property is a huge hassle. If you go down the route of hiring a management company, you're going to have to pay a big premium for having someone else take care of the details. If you want to handle it yourself, there are numerous financial and legal pitfalls that await.
Luckily, Nolo's LEASES AND RENTAL AGREEMENTS is here. It's a comprehensive guide for landlords who need it. Essentially, the book comprises a series of forms on paper and CD-ROM, as well as explanations of each form. That might sound repetitive, but it is actually quite helpful.
Yes, you could find a copy of a lease agreement somewhere on the Internet and just use that, but LEASES AND RENTAL AGREEMENTS lets you customize a lease based on your particular conditions and gives you a whole set of forms--including move-in and move-out checklists--and information on conducting credit checks and pre-screening. It's absolutely worth it.
If you are just getting your feet wet in the landlording business, this book is a great place to start. You'll find information on everything from advertising your rental to moving tenants in to moving them out. While this won't eliminate all of the hassles, you'll at least have some guidance.

This is a great how to book. It provides both practical and useful information in how to prepare Leases and Rental Agreements. You will learn how to check references and credit. It shows you how to properly prepare a rental agreement or lease, rental application and other useful forms. This book is a good refence guide to avoid all the legal no-nos. This book will also save you from Attorney fees becase all the information needed to rent or lease property in your state is provided in this book. I highly recommend this book.

Nolo's books on legal matters always turn out written to a high standard, and this one is no exception. The book covers the essentials of leases and rental agreements as well as rental laws in 50 states in chart form. It also includes tips on the importance of obtaining references by telephone, photographing the rental property before and after move in, and lead paint disclosure.
Readers will also appreciate the enclosed CD, with MS Word and PDF documents, supplying templates for application forms, fixed leases and month-to-month rental agreements, move notices and other documents, some available in Spanish as well as English.
